Terms of Service

Beach Rentals Today, LLC is a lead generation and communication tool for vacation rental property owners. We monitor Facebook group posts, match rental inquiries to your available properties, and facilitate communication with prospective renters. We are not a booking platform, property manager, or party to any rental agreement.

You must be at least 18 years old and have the legal authority to list the properties you add to the Service. You are responsible for maintaining the security of your account credentials.

• The Service is offered on a month-to-month subscription at $15 per month per account.
• Billing occurs on the same day each month from the date you subscribed. Payments are processed by Stripe.
• You may cancel at any time from your account dashboard. Cancellation takes effect at the end of the current billing period — you will not be charged again after cancelling, and no refunds are issued for the current period.
• We reserve the right to change pricing with 30 days' notice. Continued use after the effective date constitutes acceptance of the new price.

• You are responsible for ensuring your property listings are accurate, up to date, and comply with all applicable local laws, HOA rules, and rental regulations.
• You must have the authority to list each property. Do not list properties you do not own or manage.
• You must comply with the Facebook Terms of Service and Community Standards when approving replies posted through our Service to Facebook groups.
• You agree not to use the Service to spam, harass, or mislead renters.
• You are solely responsible for any rental agreements, disputes, damages, or legal issues that arise from rentals you facilitate through leads generated by this Service.

When a renter submits an inquiry through your property listing, their contact information (name, email, phone) is shared with you to facilitate communication about your rental. You may use this information only to follow up about the specific rental inquiry. You may not add renters to unrelated mailing lists, sell their data, or use it for purposes other than responding to their inquiry.

You retain ownership of property photos, descriptions, and other content you upload. By uploading content, you grant us a non-exclusive license to display it on the Service as part of your property listings. You represent that you have the right to use and share any content you upload.

We aim for high availability but do not guarantee uninterrupted access. Facebook post monitoring depends on third-party group data that may be unavailable or delayed. iCal feed sync depends on your property management provider's feed being accessible. We are not liable for missed opportunities due to service downtime or data delays.

To the maximum extent permitted by law, Beach Rentals Today, LLC is not liable for any indirect, incidental, or consequential damages arising from your use of the Service, including lost bookings or revenue. Our total liability for any claim is limited to the amount you paid us in the 3 months prior to the claim.

We may suspend or terminate accounts that violate these Terms, engage in fraudulent activity, or abuse the Service. You may cancel at any time as described in Section 3.

These Terms are governed by the laws of the State of South Carolina. Any disputes shall be resolved in the courts of Horry County, South Carolina.

We may update these Terms from time to time. We will notify you by email and update the date at the top of this page. Continued use of the Service after the effective date constitutes acceptance of the updated Terms.
